How Many Bathrooms Does Your New Home Need? (Quite A Few!)

When you’re in the process of designing a home, the question of how many bathrooms you need always comes up. These rooms are a personal space within the home that almost everyone loves to spend their time in.

But questions of the sheer quantity you need come down to more than morning traffic. You need to figure out what you require on a personal level and what’s right for you.

Why Bathrooms Are So Important

But first, why are bathrooms so important? Yes, they’re functional and necessary for sanitation. But they are also prep zones in the morning and places to chill at night, meaning that they are much more than a simple space.

Furthermore, if you don’t have enough bathrooms, it can make people feel frustrated. People have to wait their turn, and some may need the bathroom more than others.

Factors To Consider

So, what should you consider when it comes to how many bathrooms your new home requires?

  1. The resale value. You’ll want to think about how much each additional bathroom will add to the overall monetary value of your property. The higher it is, the more likely you will be to add more bathrooms. Just remember that the first bathroom is worth the most, and then the rest are less than that.
  2. Future needs. You’ll also want to think about future needs if you have more kids or guests to stay. Ideally, you want to give everyone their own bathroom so they can access it whenever they need it.
  3. Home size. Your home’s size will also play a role. Fifteen bathrooms in a property with just two bedrooms doesn’t make much sense.
  4. Lifestyle routines. Another consideration is your lifestyle routines. If everyone in the household loves using the bathroom, then it might be a good idea to put more of them into use.

You can usually talk to custom home builders about this subject and see what they recommend you do. These days, the standard is to provide most bedrooms with an ensuite and then offer a downstairs bathroom and an upstairs “family” or shared option if anyone wants to use it (perhaps a day visitor).

Breaking Down Bathroom Types

Of course, you’ll want to consider the various types of bathrooms you want in your home. A “full bathroom” is one with a toilet, sink, and shower or tub. A “half-bath” is just a toilet and sink for guests and is usually placed on the ground floor.

En-suites are great, but they’re usually only for bedroom occupants. Guests wouldn’t normally walk through bedrooms to get to them.

Then, finally, there are jack-and-jill bathrooms. These are for children or siblings to use, and connect two bathrooms together.

How Many?

So, how many should you get?

Usually, it depends on the number of bedrooms you have. If you have just 1 or 2 bedrooms, then 1 or 2 bathrooms is about right. For 3 bedrooms, you want 2 to 3 bathrooms, and if you have four bedrooms, then 3 to 4 bathrooms are worthwhile. For luxury homes, the numbers are even higher.

  1. Bathrooms are a must, that’s for sure. I wish it could be 1 per person but it wouldn’t be practical. We have 2 full, and 1 half and it works since there’s not a bunch of us.

  2. I would agree that this sounds correct. We have 4 bedrooms and 2.5 baths. Sometimes we are struggling to fit in all of our showers, but it works for us regardless.

  3. This made me laugh because we always joke that our bathroom is the busiest room in the house. Especially during school mornings!

  4. Our home allows only for 2 baths but we have managed so far. It can get tough when we have guests but we have managed that as well so far though we think about one additional bathroom those days 🙂

  5. I must agree with Amber, it’s a must and I was thinking the same that it should be per person but it’s costly. I think 3 would be best: 1 for the master’s BR, 1 for the family/kids, 1 for guests/backup

  6. In my country you don’t really have a choice. Usually two bed houses come with one bathroom, whilst three beds will have an additional toilet downstairs. If you are lucky, you might get an ensuit in the master bedroom, but that will come at an extra cost and it’s really just the new builds that have them.
