6 Ways to Sell Your House Quicker

When you decide to sell your house, the last thing you want is for it to languish on the market for months and months with few viewings.

6 Ways to Sell Your House Quicker

There are many reasons people want to sell their homes quickly. However, it isn’t as easy as putting up a for-sale sign or hiring any old realtor.

The following tips can help you sell your home quicker and start the next part of your life.

Consider A Cash Buyer

One of the easiest ways to quickly sell your home is to accept cash. Companies or individuals who can buy your house for cash often offer lower than the home’s value, but the offer allows you to take a fair price and a way to sell your house fast.

Make sure to vet your buyer before signing any paperwork so you can ensure they are legitimate. Ask for referrals from family and friends and check online reviews to ensure you aren’t falling for a scam.

Determine A Selling Strategy

You need to decide if you will use a real estate agent or list your home for sale by the owner. Homes listed for sale by owner mean you will need to take on most, if not all, of the duties a real estate agent would usually do. It can save you money on fees, but you need to be prepared for the level of work involved to ensure the transaction is legal and you get the best offer possible.

Declutter

When you sell your home, potential buyers need to be able to envision their belongings and style within the four walls. Having your items solidifies that it is still your home, and some people won’t be able to see past this. So use this time to have a good clearout and depersonalize your home so buyers can see what it looks like as close to a blank canvas as possible. Plus, the less stuff you have, the fewer items you need to pack when moving.

At this point, it can be a good idea to put items into storage to help you create a blank canvas for viewings.

Deep Clean

You need to show your home off in the best light. That is a given. Before arranging any viewings, make sure you have undertaken a deep clean.

You need to identify all areas of your home that will be inspected during viewing and verify it is clean. Clean homes will sell faster than those the owners haven’t put any effort in. If you don’t have the time or cannot do so yourself, it can be a good idea to hire a professional cleaning service to do this for you.

Focus on kickboards, corners, ceilings, under and between furniture, door handles, mirrors, etc.

Break your home down into areas, then further break the area down into smaller sections to help you make sure you haven’t missed anything. Avoid using heavily perfumed products since this can be overpowering. Use natural cleaning products where possible, or opt for fresh scents.

Price To Sell

One of the most important things you can do to sell your home is to price it right. When you price your home too high, there’s a risk that you’ll never get as many viewings as you would if you priced it lower. Suppose potential buyers feel like your asking price is too high. In that case, you will likely find they will look for more affordable options or enter into negotiations, meaning you might have to lower your expectations regardless of getting the sale.

Your realtor will know what your house is worth and be aware of current fluctuations in the local housing market. While you want the best price, you need to be realistic about what your home offers and what others in the neighborhood get when listing their homes.

Stage your House

You can stage your home yourself or use a professional home stager to help you prepare your home for viewing.

Staging your home is the strategic placement of goods and furniture to maximize the space and create an aesthetic that entices buyers to offer. Not everyone likes to view lived-in homes, and staging your home depersonalizes it and shows the house in a different light. Professional home stagers can create a vision, and research suggests that 85% of people who use home staging services see an increase in value and a quicker sale.

  • Thank you! But when it comes to home upgrades, you should be picky. Some of them are costly but don’t really benefit you when selling a house. For example, I wouldn’t recommend installing a swimming pool as it doesn’t pay off when selling a house.
    BUT!
If you already have a swimming pool, you can improve it. For example, install a solar-powered heating system. Or convert your chlorine pool into a salt pool, which is easier to maintain. Usually, people appreciate it.
